The Bali suite is a stand alone bungalow with a private plunge pool, kitchenette, kind-size bed, shower
room. It has a separate access from the main villa
All bedrooms are fitted with en-suite bathrooms; 2 Master bedrooms and the Jungle Suite with bath tub and shower,
1 Master bedroom upstairs and the Bali Suite have shower
All bedrooms are equipped with Nespresso machine, mini-bar, safe and 55′ TV
Rates Conditions
1. Rates are subject to change with notice
2. Rates are quoted for the maximum number of Guests (including children) as specified
3. Sofa bed set up in Jungle Suite for USD75++ per night for 1 adult or 2 children (includes breakfast)
4. Rates include daily Asian or continental breakfast, maid service, English-speaking Villa Manager, Thai Chef service for lunch and dinner. Food cost on the guests’ account. A provisioning fee is applicable at 20% of the food cost, with a minimum fee of 300THB
5. Baby cot provided free of charge
6. All Rates are exclusive of 10% service charge,and 7% VAT
7. Complimentary One Round-Trip Airport Transfer (applicable for same flight only)
8. Daily clean provided, bed linen changed every 3 nights, towels as needed
9. Rates are quoted in US Dollars
10. Extra bed and airport transfer are not commissionable
11. Security deposit of 1000 USD payable on site in USD/EUR/THB

CANCELLATION CONDITIONS
Low & high seasons
“All payments received will be credited for the same property for a period of 12 months, excluding prime
& peak seasons. All payments will be forfeited for any cancellation within 45 days of arrival.”
Prime & peak Seasons
All payment (s) received will be forfeited or refunded in pro-rata shall another booking be secured for the same
period that has been cancelled.
No refund when cancellation occurs within 75 days from arrival.
Early Check-in & Late Check-Out fees
Early departure, immediately on arrival or later during the dates of stay, will be considered a cancellation and all
funds will be forfeited
Notes
An admin fee of USD 50 +7% VAT will apply in the event of a refund and/or amendment to any reservation.
The above cancellation charges also apply if ILS cancels the booking due to non-payment of the balance.
If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original
booking and cancellation charges may apply.
PAYMENT OF BOOKINGS
- Intermediate + High + Prime Seasons: 30% deposit, with balance due 45 days prior to arrival
- New Year Season: 50% deposit, with balance due 75 days prior to arrival
- For booking within 45 or 75 days of arrival according to the season, full payment due upon confirmation

In line with our Corporate Responsibility, we reserve the sole and exclusive right to request any guest to vacate a property in case :
1. male or female joiners are invited over to the property, as non registered guests
2. any illegal activities with under age individuals are witnessed (guests would be summoned to the local police)
3. any other illegal or inappropriate behaviour, within the private boundaries of the property(use of illegal drugs, pornographic movies or photographs, sexual trafficking,…) will be reported to the police and use of the Property will be terminated, with no refund
4. lack of respect or wrong/irresponsible behavior with the in-villa team or Thailand culture
5. no refund would be applicable in any of the above cases.
